PROPERTY SOLUTIONS

Basic Staging ®

For a surprisingly modest budget, your property’s image can be changed dramatically in just a few hours. Essentially, the MEREDITH DESIGN GROUP emphasizes the best architectural features of the property and reuses a portion of its existing furnishings and other amenities.

The secret of the transformation is achieving a spotless, clutter-free, and spacious appearance. Most importantly, the new look should give the instantaneous impression of a warm, inviting place that the potential buyer could call home!

Initially, we meet with you or your representative at the property. At that time, we discuss your expectations and conduct a comprehensive survey using a detailed checklist. The main steps are:

  • Consultation—walk-through, verbal advice, and written report (Note: An approximately 2-hour initial evaluation always is performed to inspect the physical condition of the property as well as to learn the specific needs of the owner and/or Realtor. The fee for this initial evaluation is waived if the owner elects to proceed with further work.) The consultation culminates in a written agreement and plan for any further work. As a result, all parties have a clear understanding of the scope and cost of the services—prior to their performance.

  • Repair Minor Defects—replace or fix cabinet knobs, handles, switches, dents, and scratches.

  • Clean Up and Store—thoroughly clean up yards and facade to increase curb appeal. Clean building interior, remove and pack personal items, store packed items, and disposal of non-hazardous refuse.

  • Rearrange and Reorganize—rearrange furniture, revamp window treatments, redistribute accessories, and reposition lighting.

  • Accessorize—add scents, subtle music, and key accessories.

Many properties are ready for successful sale at this point. If no further services are required, the project will be complete except for support during showing of the property. Such support typically involves making sure that details—such as fresh flowers, scents, and other aspects of the new image—are maintained.
